For nearly three decades, the Mansouri family has developed low-rise communities in the suburbs, primarily in the Durham Region.

But the family-run business also cultivated two design savvy daughters – Maryam and Nargues Mansouri – who have recently unveiled a luxury midrise near Yorkville as the first of several urban developments they intend to create in downtown Toronto under their division, Mansouri Living.

“There are some great projects downtown that are luxurious with the hotels that are coming in … but we feel there’s a loss in the sense of community because they’re such big towers and the hotels are there,” says Nargues Mansouri, who grew up in the city.

So this infill project will offer only 45 residential suites at 128 Pears Ave., just northwest of Avenue and Davenport roads, near Ramsden Park, boutique shops, restaurants, galleries and museums.

“What’s unique to the Perry is the size of the building – an 11-storey, boutique-style building – and it’s removed from the hustle and bustle of Yorkville,” says Ms. Mansouri. “So it’s desirable for people who want a low-key life, but still want to be able to walk to the amenities that Yorkville has to offer.”

Closer to home, residents will be able to entertain and socialize in a grand lobby, a second floor terrace with dining and lounge seating, a piano lounge with a bar, and a private dining room with a catering kitchen.

Plus, there will be a separate 2,500 square foot commercial space with an high-end fitness component. “It will allow clients to have a facility at their doorstep without it affecting the maintenance fees,” says Ms. Mansouri.

In another effort to offer hotel-style services without raising fees – now set at 78 cents per square feet – buyers will get a one-year membership to a global concierge service – called Quintessentially – that will go beyond the duties of 24-hour concierge on site, from arranging pet care and dry cleaning to organizing moves and travel plans.

In terms of unit designs, there will be two-storey penthouses and townhouses off Pears Avenue with over 12-foot ceilings, but most will be single-level, one to three bedrooms plans, which some buyers will combined for more space.

In consultation with the Design Agency, interiors will feel large and lavish with minimum nine-foot ceilings, walls of windows and engineered hardwood floors, as well as freestanding bathtubs and glass shower stalls.

More importantly, for the first time in North America, upscale Gaggenau appliances and Poliform kitchens, vanities and wardrobes will be included in each suite, not offered as upgrades.

“It’s unique to the Perry that we have – even on the 687 square foot units – those standard finishes,” says Ms. Mansouri. “Our finishing partners have helped us elevate the level of standards in this building, which also has elevated the level of standard in the city.”

The contemporary, yet classic building – designed by Young + Wright/IBI Group Architects – will allow for terraces up to 900 square feet and Juliet balconies with full height, glass sliders rather than conventional six-foot doors.

Penthouses will get two parking spots and units over 1,000 square feet will get one, but smaller units can purchase parking for $60,000.

Occupancy is slated for December 2014.
